Moses Lake market heating up



Spring time is here and the buyer's are waking up and grabbing some great deals on houses while interest rates are still low and there is a fair amount of inventory.

Today, 6 properties came on the market BUT 10 went under contract and 3 sales closed = shrinking inventory. (Last year we had 11 months of inventory, today, 5.8 months.)

If you are thinking of selling this would be a good time to put your property on the market. If you are thinking of buying, well, the low interest train is leaving the station, better get on. Twenty percent of the Moses Lake homes coming on to the market are selling in less than 30 days.

New CRE Loans Hit All-Time High

During the fourth quarter of 2013, commercial and multifamily mortgage originations were strong, boosting mortgage debt outstanding to a new all-time high. In fact, the fourth quarter marked the highest volume of commercial and multifamily mortgage originations since 2007, with all investor groups increasing their activity, according to the Mortgage Bankers Association's just-released 2013 Data Book.

The level of commercial/multifamily mortgage debt outstanding reached $41.2 billion, or 1.7%, over the previous quarter.

Home Prices Increase into Second Year

Home prices, including distressed sales, jumped 12.2% in February 2014 compared to a year prior, marking 24 months of consecutive year-over-year increases in home prices nationally, the latest CoreLogic report said.  Month-over-month it slightly increased by 0.8% in February compared to January.  And the same level of ferocity is seen at the state level.  Fourteen states showed double-digit growth year-over-year, in addition to 22 states posting at or within 10% of their price peaks.

IS THE MARKET SLOWING DOWN?

Home sales declined in February to the lowest level since mid-2012, according to the National Association of Realtors. The number of contracts signed with the intention of purchasing properties fell that month to the lowest since 2011, according to the Realtors’ group. While the numbers are seasonally adjusted, they can be influenced by unexpected events such as unusual weather.

Applications for mortgages to purchase homes dropped in February to the lowest since 1995, according to an index from the Mortgage Bankers Association that also is seasonally adjusted. By mid-March, the gauge regained about 12 percent from that low, while remaining about 17 percent below the level it was during the same week in 2013.

But there is hope. The housing market, like the rest of the economy, is on a gradual recovery path. In the next months, we’re going to see the Spring market come to life after seeing an unusually harsh winter.

Here in GRANT COUNTY we are seeing tight inventory and many buyers coming into the market. The foreclosed properties are still keeping a lid on any significant price appreciation. There are some excellent values out there combined with low interest rates makes now a good time to buy a home.
